Three steps. Should take 5 minutes once you have your appeal packet.
1. Get your appeal packet by email
We'll email you one bundled PDF — filing checklist, cover letter to the BOE, the official King County BOE Petition pre-filled with your data, full valuation evidence report, and hearing prep notes. Two prerequisites keep this service free and abuse-free: a real email address, and two friends who also check their property with this tool.

Generate a report first — we need a parcel to build the packet.
2. Print and sign your packet
When the packet PDF arrives in your inbox, print it single-sided. Sign the petition (page 3) and the cover letter (page 2). About 5 minutes.
3. Mail it — Certified Mail recommended
Put the signed packet in an envelope, address it to the Board of Equalization, and mail it. Certified Mail with Return Receipt ($4.75) gives you a postmarked receipt as legal proof you met the deadline. Total wall time including the walk to USPS: about 10 minutes.
Common questions
Do I need an attorney?
No. The Board of Equalization is set up for homeowners to represent themselves. The petition is a single page.
Is there a filing fee?
No. King County BOE filings are free.
When will I hear back?
Decisions are issued within 45 days of the hearing. The hearing is typically scheduled 45 days in advance.
What if my evidence is rejected?
If the Assessor pushes back with their own comps, you can submit a rebuttal. You have 30 days to appeal the BOE decision to the WA State Board of Tax Appeals if needed.
