  2. 2Cover letter to the Board of Equalization
    One page, formal letter, dated, addressed to the Board, with signature and print-name lines at the bottom. The first paragraph cites RCW 84.40.038 (the petition authority). The second paragraph is data-driven — picks among three phrasings based on whether the strongest signal in your data is a YoY assessment jump, a recent below-assessment sale, or a comps gap.
  3. 3Pre-filled BOE petition (King County official form)
    The official King County Real Property Petition for Review, with every field we can fill from the assessor's data already filled — your parcel number, address, current vs supportable values, your top-4 comp grid (each row with sale date, sale price, AGLA, year built, grade, condition, lot size, zoning, view). You sign the bottom; that's the only handwritten field.
