By using King County Property Tax Appeal (the "Service") at kingcountypropertytaxappeal.com, you agree to these terms. If you don't agree, please stop using the Service.

What the Service is

The Service is a free tool for King County, Washington homeowners to research whether their property may be over-assessed, generate a comparable-sales analysis from public King County Assessor data, and produce a print-ready appeal packet to mail to the King County Board of Equalization. We are not a law firm, a tax advisor, or an authorized representative of any homeowner.

This is not legal or tax advice

Nothing on this site is legal advice or tax advice. The Service produces a data analysis from public records and a suggested-format petition that you, the homeowner, review, sign, and submit on your own behalf. Whether to file an appeal, whether your evidence supports a particular value, and how to respond to the Assessor's office are decisions you make yourself. For complex situations (commercial property, partial- year ownership, condemnations, ongoing litigation), consult a licensed Washington property tax attorney.

Your responsibilities

  • Verify the data. The Service pulls from public King County sources. The data is generally accurate but the County does correct it occasionally. Before you sign and mail your petition, read every page; the petitioner is responsible for the accuracy of the final submission.
  • Sign and submit yourself. You sign the petition and the cover letter; you mail them or hand-deliver them. We do not act as your agent.
  • Meet the deadline.The filing deadline in King County is July 1 of the assessment year, or 60 days from your value-notice mailing date — whichever is later. Postmark date governs (RCW 1.12.070). We'll remind you, but you are ultimately responsible for hitting the deadline.
  • Don't abuse the Service.Don't scrape, don't flood with automated requests, don't attempt to access pages or data that aren't intended for you. Don't use the Service for any purpose that violates U.S., Washington, or applicable local law.

No guarantee of appeal success

Approximately half of King County BOE appeals with solid comparable-sales evidence succeed. We do not guarantee that yours will. We do not guarantee any particular reduction amount, any particular response time from the Board, or any particular outcome at hearing.

No warranty

The Service is provided "as is" and "as available" without warranties of any kind, express or implied, including but not limited to merchantability, fitness for a particular purpose, non-infringement, and accuracy. We do not warrant that the Service will be uninterrupted, error-free, or that any defects will be corrected.

Limitation of liability

To the maximum extent permitted by Washington law, in no event will King County Property Tax Appeal, its operators, or its affiliates be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of tax savings, opportunity, data, or goodwill, arising out of or relating to your use of (or inability to use) the Service.

Our total cumulative liability to you for any and all claims arising out of or related to the Service will not exceed the amount you paid us for the Service in the twelve months preceding the claim — which, because the Service is free, is USD $0.

Indemnification

You agree to defend, indemnify, and hold King County Property Tax Appealand its operators harmless from any claim, demand, loss, damage, or expense (including reasonable attorneys' fees) arising out of your use of the Service, your appeal submission, your violation of these terms, or your violation of any law.

Email and referrals

When you submit an appeal-packet request, you consent to receive transactional emails from us at the address you provided: a confirmation, referral progress updates, the packet itself, and an annual reminder when next year's value notice mails. You can opt out of the annual reminder at any time by emailing the address below. Transactional emails (the packet itself, the referral progress updates that you actively triggered) are not marketing and are required for the Service to function.

Changes to the terms

We update these terms when our practices change. The "Last updated" date at the top tells you when. Continuing to use the Service after a change means you accept the new terms.

Termination

We may stop offering the Service, or stop offering it to particular users, at any time. You may stop using the Service at any time, and you may request deletion of your data per our Privacy Policy.

Governing law and venue

These terms are governed by the laws of the State of Washington, without regard to its conflict-of-laws provisions. Any dispute arising out of or relating to these terms or the Service will be resolved exclusively in the state or federal courts located in King County, Washington.
