Yes. The assessor adds permitted ADU square footage to the main building's improvements value. If your ADU isn't producing the income you'd expect — say it's used as a home office, not rented — that does not reduce the assessment. The standard for valuation is true and fair market value, not actual use.

I'm in a multi-unit Seattle townhouse — does that affect my appeal?

Each townhouse unit on a separately platted lot is its own parcel with its own value notice and its own appeal. The comp set must be other townhouse units (or condos with similar finish), not detached single-family homes nearby. This site automatically filters comps to your property class.

Does Seattle's new Property Tax Exemption (income-limited) interact with an appeal?

No. The Senior/Disabled exemption (RCW 84.36) freezes value at a base year but doesn't preclude appealing the current year's assessment. If you successfully appeal, both the assessed and exempt values adjust together.
